DOZENS of new affordable rental homes are set to be given the go-ahead to be built in Cardenden.

Kingdom Housing Association have submitted plans for 59 residential units on land to the east of Jamphlars Court, Bowhill.

The application is set to go in front of the planning committee this week with a recommendation that the plans are given approval, which would mean a four-hectare site being turned into properties.

According to planning papers, the site would include affordable properties including social rent with a mix of two, three and four bedroom houses.

A SEPA flood map has shown that there is surface water located on the site, but papers indicate that a drainage design planned for the development would clear that, and SEPA have made no objection to the application.

Objections were raised that the development would not see the building of a new playpark for the site, although council officials have stated that there is currently “no requirement” for one as the development is less than 200 units.

Concerns have also been raised about paying a factor for the existing Bowhill play park, but as the units will be affordable, a contribution will be made by the applicant and no resident will be required to do so.

Another objection was that the local GP practice was already full, and this development would make the matter worse.

Officials said that the planning system cannot address that, adding that if a practice is full then there is “funding for a new GP to expand services”.

The papers conclude that the proposal complies with the majority of the requirements and should be given a green light.

The application read: “The proposal would provide affordable housing in an area where there is an established need, on a site allocated for housing development.”
