PLANS for a new restaurant on the South Side have been given the green light.

Gosal Properties’ application to change the use of a former office block at 84 Victoria Road has now been approved.

The property, between the Post Office depot and Bar Vini, will also be allowed to offer takeaway food.

Currently vacant, the building has been used as an office and industrial unit – and the developer plans to keep the upper floors as offices.

Permission was previously granted in February for the change of use of the whole building.

The developer’s proposal would have seen the property used as a restaurant and takeaway but would also have included a function room.

A council report on the recent application stated: “It is an existing three storey commercial property of no real architectural merit.

“The proposed external alterations will be in keeping with the existing style of the property and will further activate the street by introducing bi-folding doors to the front elevation.”

Conditions of the planning permission mean opening hours will be restricted to 8am to 11pm from Sunday to Thursday and 8am to midnight on Friday and Saturday.

Delivery vehicles will be allowed to visit between 8am and 8pm from Monday to Sunday.

The council states these measures are included to “protect residents from exposure to noise and disturbance at unsocial hours”.

Consultation was carried out with the council’s environmental health team, which had no objection to the proposal.

The plans show 42 people could be seated in the restaurant. It is believed the offices, over the first and second floor, would have capacity for around 40 people.

Originally, the developer had planned to open the restaurant over the first and second floor, with the takeaway at ground level.

A council report on the initial application stated: “The proposal would bring back into active use a vacant property which will contribute to the development of a vibrant and accessible residential neighbourhood.”
